A Condo Update
This rental condo was in need of a major overhaul. It was dated and needed to be updated. The owner contacted me to come up with a plan before they put it back on the market. They wanted something that would be universally appealing but was not your average white flip. They wanted something that had some flair and felt a little more "city loft".
They had definite thoughts when it came to selections and were a big part of the design process. We had a great time together coming up with the final design that felt like just what they wanted.
In the end they were so happy with everything they decided they weren't sure that they wanted to put renters in it again and talked to a realtor about selling it. They listed it and sold it in 3 days! It really was a beautiful transition.

A Modern Fireplace
This fireplace came out fantastic! This is an example of taking a "boring" subway tile and creating something unique and high end. Because this was a rental condo, their budget was tight, so we needed to use more basic design materials, but in this situation we were able to create something that looked anything but basic. We also found a beautiful bold patterned wallpaper to make this room really stand out. The ceilings weren't that high in here, but you'd never know with such a dramatic pattern.

Durable and Functional
They typically rent to corporate rentals, so they provide fully furnished rentals, so providing furniture was part of the design for this project, but they also had many pieces that they were using from previously. Finding items that were durable for renters, light weight so that they can be moved around if necessary, and functional were key elements when it came to furniture. In the background you can see we chose to repeat the herringbone pattern behind the sink in the kitchen.

Updated Finishes
Choosing a remnant from the granite yard made these beautiful tops more cost conscious for this rental. We also were able to use a lower cost cabinet, but chose a color instead of white to make it look higher end. The appliances were in good condition, so those were not replaced. The lighting fixture helped enhance the modern updated aesthetic.

The Bedroom
Keeping the bedroom simple, we chose a wall mounted headboard with leather straps and padded cushions. This look gave a masculine, urban feeling to the room in keeping with the city feeling we were going for. The light also was simple and clean.

A Refreshing Bathroom
The bathroom was old and in need of an update badly. We took out all of the cabinetry, and the bathtub, replacing it with a freestanding vanity and a walk-in shower. The shower was completely tiled and had a glass sliding door. A much cleaner and updated look.
